Purva Trivante (Kensho Hills) Amenities

Purva Trivante sets a clubhouse with a swimming pool, gymnasium and indoor badminton court on a site of its own, among Zen-inspired gardens - a Buddha pavilion, a lotus pond, a rock garden and a tai chi court - within 15 parks and open spaces. Around them, the plan adds courts for tennis and basketball, a cricket practice pitch and a skating rink, with underground water and power lines and telecom ducting run to each of the 509 plots, and an underground sewer network across the layout. Puravankara describes the project as a Zen-inspired plotted development, and the amenity plan is where that idea takes shape. Purva Hallmark is useful because amenity value depends on how often residents will use the facilities, how they are maintained, and whether the operating cost feels justified.

As at 24 September 2026, Purva Trivante is registered with K-RERA as Purva Kensho Hills and not yet open for sale, and the amenities below are the planned specification for the layout.

Purva Trivante Clubhouse

The Purva Trivante clubhouse gets a dedicated clubhouse site of about 2,512 sq m, plot 41 on the approved plan, set apart from the residential plots so that it serves the whole layout rather than one street.

Inside, the plan runs from an entrance lobby with a waiting lounge to a multipurpose hall and dance studio, an indoor badminton court and a gymnasium. Quieter rooms balance the active ones - a reading lounge with a study corner, and an indoor games lounge for evenings and wet afternoons. The swimming pool comes with change rooms, toilets and lockers. The plan also includes a provision for a poolside cafe, which means space set aside for one rather than a commitment to an operating cafe.

The clubhouse's size, number of floors and membership fee are not yet published.

The clubhouse site is the single commercial-use site in the approved plan, and it is for the clubhouse - no shops or retail are promised in the layout. Because the land passes to the owners' association rather than to any single buyer, plot owners share the stamp duty and registration on that conveyance, and the clubhouse's property tax is shared through maintenance. The price page shows where these lines sit in your cost sheet.

Purva Trivante Zen Gardens

The Zen gardens are where Purva Trivante earns its registered name, Purva Kensho Hills. Kensho is a Zen word for a first glimpse of one's true nature, and the overview explains how the theme shapes the project; here is what it means on the ground.

Buddha Pavilion and Lotus Pond

A Buddha pavilion and a lotus pond set the calm tone of the planned landscape, giving residents a sheltered place to sit and a still stretch of water to walk past on the way home.

Rock Garden and Tai Chi Court

A rock garden brings a classic element of Zen landscape design into the layout, and a tai chi court gives early risers a dedicated, level space for slow movement and stretching.

Therapeutic and Butterfly Gardens

A therapeutic garden and a butterfly garden are planned for quieter time outdoors - somewhere to read, recover from a long week or show children how a garden works through the seasons.

Stroll Path and Nature Walk

A stroll path and nature walk is planned through the landscape, so an evening walk among the gardens and planting need not leave the layout.

These gardens sit within the 15 parks and open spaces of Purva Trivante, which together cover about 3.9 acres. Some utilities also sit within park areas, so not every square metre of park is lawn, and the master plan shows where each park lies.

Purva Trivante Sports and Play

Purva Trivante plans for games at every age, from a children's play area and a skating rink to courts for tennis and basketball.

Alongside the courts, a community and multipurpose lawn with amphitheatre-style seating gives the layout a place for festivals, performances and neighbourhood gatherings. The children's play area gives younger residents their own corner, and an outdoor gym for seniors gives older residents a gentle place to exercise in the open air. For a family that plans to build and stay, this mix means sport for teenagers and quiet exercise for older relatives in the same layout.

Purva Trivante Plot Services and Infrastructure

Beneath the gardens and roads of Purva Trivante runs the infrastructure each plot needs before a home goes up on it, with water and power lines laid underground to every plot.

ServiceWhat is planned
Waterunderground domestic water line to each plot; underground sump and overhead tank; water treatment plant; water from the Billapura Grama Panchayat
Sewageunderground sewer network; sewage treatment plant; treated water for landscape irrigation
Storm waterstorm-water drains; rainwater-harvesting pits
Wasteorganic waste converter
Powerunderground low-tension (LT) power cabling to each plot
Telecom and dataducting to each plot
Roads and lighting9 m and 12 m internal bitumen roads with pedestrian pavements; street-light poles; landscape lighting; road-side planting
Entryentrance portal and security kiosk

Laying power cables and telecom ducts underground keeps plot connections off the streets, and reusing treated water for the landscape reduces the load on the water supply. Ask where the connection points fall on your plot, since they shape where an architect places the kitchen, bathrooms and meter room.

An entrance portal and a security kiosk are planned at the way in. The layout's roads and parks pass to the local body once the works are complete, and the approval does not allow access from the layout's roads to neighbouring land to be restricted - ask Puravankara how entry, security and upkeep will be managed after the handover. Buyers who want a gated community should put this question to Puravankara before booking, and the FAQs answer it in full.

When the Purva Trivante Clubhouse Is Built

The plots come first at Purva Trivante. The clubhouse is built on its own site after the layout's final release, so it follows the plots.

The proposed completion date on the K-RERA registration is 30 June 2028 for the layout's development works. The layout plan received a provisional layout approval in March 2024, so plots are conveyed, and khatas opened, only after the layout's development works are complete and the authority releases the sites. Only then does the clubhouse follow, so its timeline may run later than the layout's.

For a buyer, three points follow.

  • Plan for the gap. If you intend to build and move in soon after the sites are released, expect the clubhouse to arrive after the layout's works, and ask Puravankara for its timeline in writing before you book.
  • Know who will own it. The clubhouse land is conveyed to the owners' association, and buyers share the stamp duty and registration on that conveyance.
  • Budget for its upkeep. The clubhouse's property tax is shared through maintenance, alongside the running costs of the clubhouse itself.

The reviews page sets out the approval checks to make before you pay.

Purva Trivante Maintenance

Upkeep at Purva Trivante starts with Puravankara, which maintains the layout, directly or through its agency, until the last plot is handed over.

Draft terms for the project - your signed allotment letter and agreement govern.

A cost-plus model means you pay what the upkeep actually costs, with a 15% service charge on top, so the charge depends on how the layout and clubhouse are run. Before you book, ask for the expected maintenance rate, the size of the corpus and advance maintenance, the period the advance covers, and how upkeep will be divided between the owners' association and the local body once the roads and parks pass to it.
