A visit shows you what no table can - the approach road, the lie of the land and how far the works have come, since progress on site is not published. We arrange visits to S. Medahalli on request, and four habits make the most of yours.

Drive in at the hours you would commute. The layout is about 1.8 km by road off the Sarjapur-Attibele Road and about 4.5 km by road from Sarjapura town centre.
Bring your shortlist of sizes - 30 x 40, 30 x 50, 40 x 60 or odd-sized - and ask to see where those plots sit on the approved layout plan.
Look at plot positions. Note park-facing and corner plots and the road width, 9 m or 12 m, in front of each. Ask how any location premiums will be priced, since none have been published.
Ask about the works. Ask which roads, water, sewer and power lines are in place, and what remains before the sites are released.

Before You Pay Anything

Purva Trivante is registered as Purva Kensho Hills, and that registration is your first check. Its K-RERA registration is PRM/KA/RERA/1251/308/PR/210324/006719. Check the registration yourself at rera.karnataka.gov.in, and make sure every document you sign carries this number, before you pay anything.

Because Trivante is not yet open for sale, no token or booking amount is due to anyone today. When sales open, ask Puravankara for the current status of the provisional layout approval, and pay only against its own allotment letter, to the account named in Puravankara's documents - never in cash and never to a broker.

What happens if I cancel my Purva Trivante booking?

Under the draft allotment terms, cancellation costs nothing within 15 days, 1% of the plot cost at 16-30 days, 1.5% at 31-60 days and 2% after 61 days, with the refund due within 45 days. Your signed allotment letter and agreement govern, so check these terms in them before you pay.

What are the stamp duty and registration charges on a Purva Trivante plot?

Stamp duty is 5% of the value plus a 10% cess and a 2-3% surcharge on the duty, about 5.6% in all, and the registration fee is 2%, so together they add about 7.6%.
